Treasure Pros works on a commission basis.
There are no upfront fees. Our compensation is a percentage of the sale proceeds, which means our success is directly tied to yours. We do not have minimums. We explain our commission structure and all terms during your free consultation before any agreement is signed.
How does the process work?
We begin with a free consultation at your home to understand your goals and evaluate the estate.
From there, we handle the entire process, including staging, research, pricing, photography, marketing, sale management, checkout, payment processing, donation coordination, and cleanout. When the sale is complete, the home is left ready for its next chapter.
Do I need to organize the home first?
We recommend leaving most items exactly where they are. What appears to be clutter may contain valuable or collectible items.
However, clients should remove stained and torn items.
In addition, clients should remove any personal keepsakes, financial records, passports, driver's licenses, medications, and anything you know you want to keep.
We'll take care of the rest.
How do you determine pricing?
Pricing is based on research, experience, and current market demand.
We evaluate items individually whenever appropriate and recognize collections that should remain together. For specialty categories, we bring in experts that specialize in items such as precious metals, antiques, rugs, and fine art.
Our goal is simple: maximize value while pricing items fairly enough to attract serious buyers.
How do you get the most for items?

How long does a sale last?
Our sales typically run Friday, Saturday, and Sunday, with setup and staging completed in the days beforehand. The exact length can vary with the size of the estate, which we'll map out with you during your consultation.
Can we keep certain items?
Absolutely.
Before preparation begins, we'll help you identify any items your family wishes to keep. We do ask that items be removed from the home before our team arrives to avoid confusion.
Can you help if I live out of state?
Yes.
Many of our clients live outside Oklahoma and rely on us to manage the process for homes in the OKC area. We provide regular updates, communicate by phone, text, and email, and handle every aspect of the sale from preparation through final cleanout.
Our goal is to give you confidence that your family's home is being cared for, even if you can't be here in person.
Do you handle executor situations?
Yes.
We regularly work with executors, trustees, attorneys, and family members responsible for settling an estate. We understand the legal responsibilities, family dynamics, deadlines, and communication involved in estate administration.
While we don't provide legal advice, we're experienced in working alongside your professional advisors to help make the estate liquidation process as smooth as possible.
Do we need to be present during the sale?
No.
It can be emotionally difficult to be present during the sale and challenging for buyers at the sale. Once you've identified the items you wish to keep, our team manages everything from customer service and checkout to security and payment processing.
Many families appreciate having the opportunity to step away while we handle the details.
When should I contact Treasure Pros?
The sooner, the better.

Do I have enough for an estate sale?

Do you do Gated Community sales?
Absolutely. We regularly work with homeowners and families in gated communities throughout the Oklahoma City metro.
Every neighborhood has its own rules, so we'll work with you and your homeowners association to understand any requirements for visitor access, signage, parking, or sale hours.
However, it is common for gated communities to not allow estate sales. In these cases, we help move the contents from your home and find a space to host the sale.
While gated communities require a little extra planning, they rarely prevent a successful estate sale. We'll help navigate the details so you can enjoy the same professional, well-attended sale as any other home.

How do you market my estate sale?

More importantly, we've built relationships with collectors, dealers, decorators, and repeat buyers who actively attend our sales. That audience helps generate strong attendance from the moment the doors open.
What happens to items that don't sell?
Our goal is to leave the home ready for its next chapter.
After the sale, we coordinate donations, cleanout, and haul-off of any remaining items as part of our turnkey service — included in our commission at no additional cost. Families aren't left wondering what to do with everything that's left behind.
Will my home be secure?
Yes.
We staff every sale, manage a controlled checkout process using a professional point-of-sale system, and monitor the flow of shoppers throughout the home. For some estates, we also arrange off-duty law enforcement to provide additional security.

Do you handle taxes and file with the Oklahoma Tax Commission?
Yes.
Oklahoma law requires estate sale companies to collect sales tax. We collect the applicable Oklahoma sales tax on items sold during your sale and file and remit it to the Oklahoma Tax Commission on your behalf, so it's one less thing for your family to manage. This covers sales tax on the items sold — any income or estate-tax questions about the proceeds themselves are best directed to your accountant or tax advisor.
Do you provide a written agreement?
Yes. Before any work begins, we provide a written agreement that clearly explains our services, commission structure, responsibilities, payment process, and other important terms. We believe expectations should be clear from the beginning so there are no surprises later.
We'll review the agreement with you during your free consultation and answer any questions before anything is signed.
Do I need to obtain any city permits?
No.
Treasure Pros knows which municipalities requires a permit for an estate sale. We will handle filing, collecting, and displaying the permit at the sale.
How and when do we get paid?
After the sale, you'll receive a reconciliation statement within 10 days showing the results of your estate sale.
Treasure Pros closes out all other sale-related costs — such as security, credit-card processing fees, and Oklahoma Tax Commission filings — so your statement reflects a clean, transparent accounting of your proceeds, paid according to the terms of your agreement.
Complete transparency and clear accounting are essential parts of professional estate sale management.
Do you have a warehouse or retail store?
No.
